What we do
We assemble public facts about off-plan property projects in Albania — site imagery, the developer's public company registry record, permit-board records, and other public evidence — and publish them on one page per project, with a source and a retrieval date on every fact. Not every field is filled for every project; where we don't have something, the page says so rather than guessing.
How to read the map
Every pin is a site we've personally visited and photographed. Shape shows how far along it is: a circle means a structure is visibly rising (a foundation, columns, or scaffolding around a real frame); a triangle means the permit's approved and the site may be fenced or excavated, but nothing's built above ground yet. Color layers two more facts on top of that, regardless of shape: whether we have our own photo of the site on file, and whether the record is fully documented (developer, architect, structural engineer, supervisor, and permit decision number/date all known). A separate red color means the project is past its own permit's stated works window — arithmetic against the permit's decision date and stated duration, never a claim about how long the developer has actually been building, since we don't know when ground was actually broken. The map legend has the full key.
What we don't do
- We never accept payment from a developer, agency, or seller for placement, ranking, or inclusion.
- We never publish a named negative claim, opinion, or accusation about a specific project or developer. Public pages show facts; they don't score or editorialize.
- We are not a listings portal, a broker, and we never take a commission on a sale.
- We are not lawyers, notaries, or financial advisors. Nothing on this site is legal, tax, or investment advice.
Where the facts come from

| Permit boards | The decision number, date, stated works duration, and whichever of architect, structural engineer, site supervisor and technical director the board actually names, read off the board posted at the site itself — photographed by us, on a visit we made in person. Every project on this site has one, but not every board names all four roles: national-level (KKTU) permit boards often name only an architect, while municipal boards usually name the full team. Transcribed by hand; a role is left blank rather than guessed when the board doesn't name one, is illegible, or names several parties with no clear primary. The board photo itself is generally not published — most boards also list the private individual landowners behind the parcel, and we don't republish that. |

| Cadastral parcel records | We don't have these. Ownership records (kartela) are authenticated and we don't attempt to work around that, and we have not pulled parcel-level layers from the national geoportal for any published project. Where you see a project page with no parcel reference, that's why. |
| Asking prices | We don't publish these. Asking prices come from the seller and change without notice; we're not a listings portal and we don't mirror one. The reference-price row above is the closest thing here to a price, and it's a legal floor, not what anyone is asking. |

Private reports
A paid due-diligence report can include findings we don't publish — a developer's full track record, an assessment of risk, comparable pricing. These are delivered only to the buyer who paid for them and are never published or shown to the developer.
